Arsenault Architect Inc. and it’s personnel have been responsible for the design, and execution of many condominium projects, with years of experience and expertise.

The scope of some of these projects have ranged in size from townhouse communities to high-rise residential developments.

These projects account for millions of square feet of built construction and hundreds of millions of dollars in construction costs. Our firm has designed unit types ranging from a 500 sq. ft. 1 bedroom to a 3,000 sq. ft. penthouse unit. Our staff is current in all condominium design criteria and are engaged in many projects in various stages at this time.

 

Cliffside Terraces

This project is comprised of 208 units in 3 buildings located at 641 Danforth Road in the former City of Scarborough. This 220,481 sq. ft. project consists of 3-4 storey blocks with an above grade parking podium for 286 cars. Currently in the Re-Zoning Phase, the project will commence construction mid to late 2007.

Blueberry Village Townhomes

aainc_blueberry.jpg A residential townhouse development located on Royal Beech Drive in Wasaga Beach. Comprised of 15 blocks with a total of 79 units, blocks 1-6 are completed and blocks 7-11 being submitted for Building Permit in the Summer of 2007.

Rondaya Maria Hotel & Casino

aainc_rondaya.jpg Done in association with the Forrest Group, the Rondaya is a one hundred sixty million dollar luxury hotel located on the coast of Costa Rica. Arsenault Architect was responsible for the designs and layouts of two twelve-storey towers of hotel suites as well as the production and coordination of construction drawings for the project.

X Condominium

aainc_xcondo.jpg In conjunction with architects Alliance a 408 unit, 44-storey Condominium is being developed by Great Gulf Homes. Arsenault Architect is responsible for the working drawing phase right through to occupancy. This project, located at the corner of Jarvis Street and Charles Street East is currently in the Design Development stage with working drawings to commence in August 2006 and construction to begin in the spring of 2007.

Lofts on Mansion

aainc_loftofmansion.jpg A retrofit of 4 stories of an existing industrial building with a 2-storey addition located in Kitchener, Ontario. This 52 suites loft style project also included 4 custom townhomes with garages. The project was occupied in February of 2006.

BECC Townhomes

A residential development located at 1795 Markham Road in the former City of Scarborough. It is comprised of 44 stacked Townhouses with underground parking spaces for 65 cars. Currently in the Design Development Phase, construction is expected to begin in the Spring of 2008.

Waterscape Condominium

aainc_waterscape.jpg A 2 phase condominium development each with a 12-storey, 115 unit tower located beside the Grand River in Cambridge, Ontario on Water Street North. It is complete with 31 parking spaces on grade and 263 underground spaces. On the penthouse level, the amenity space includes a Fitness Centre, Lounge and an outdoor roof deck. Being developed by HAASTown Holdings, it is currently in the Design Development phase.

Clairlea Gardens

There are 30 separate Townhomes and 102 stacked Townhomes in a 4-storey mid-rise building. It also includes 1 level of underground parking for 179 cars and 60 surface parking spaces. This project for the Georgian Corporation is currently in the construction stage with occupancies expected in early 2008.

Evolution Condominium

This project, located in Etobicoke in the west end of Toronto, is a 13-storey condominium project for Beaverbrook Homes.  It's situated at 5101 Dundas St. West at Michael Power Place. Ground floor retail space is available on the Dundas St. facade.  Amenities include a lounge, party room, exercise room, games room and an outdoor terrace on the second floor.  It also includes 3 levels of underground parking and, combined with surface parking, it will accommodate 145 cars.

Carmelina Condominium

A residential condominium building located at 2055 Danforth Ave.  The project will consist of a 12-storey tower with 148 units and 3 levels of underground parking for 138 cars.  Amenities include a Party Room, Gym and Private Dining Area.

Residences of King's Way

Currently in the Design/Development phase for the Georgian Corporation, it is still in it’s early stages awaiting approvals from the City of Toronto.

South Beach Condos & Lofts

aainc_southbeach.jpg A 2 tower residential project with retail located on Park Lawn Road near Lake Ontario in the Etobicoke area of Toronto. This 626 unit, 2 tower residential project also consists of a 2 level podium, retail and amenity facility with three levels of underground parking. The proposed project is currently in the Marketing Phase with Phase 1 to begin in late 2008.
